This Owner/Contractor Agreement is a good one because it spells out in no uncertain terms who’s responsible for what. It also has a provision for liquidated damages if the contractor fails to meet a deadline. A must have when you’re an investor – time is money!

OK, funny story about this form and the power of Twitter.

I love the Go-Go’s. They’ve been my favorite band since I first saw them in 1981. On Twitter I follow a couple members of the band – Jane Wiedlin and Kathy Valentine. Well, Jane “tweeted” about an issue she was having with her contractor missing deadlines on her latest project. (She’s a flipper). So I replied and told her I had a great form that specified liquidated damages if a contractor missed a deadline. She immediately replied and asked me to send the form to her private email address.

She was super grateful and has stayed in touch. So, I’m now friends with a Go-Go because of this form and the power of Twitter. Very cool. Also cool that she’s a real estate investor. Who would have thunk it.
