In order to make syndication really work, you’ll need a couple more things:
A Buyer’s List
Syndication is such a profitable (and REALLY risk free method) that it it works really fast and really well. Sometimes too well! I know of many investors who, through syndication, had deals come to them that they weren’t ready for. In order to immediately profit on your syndication, you’ll need a buyers list.
Most investors don’t already have a buyer’s list that are interested in these deals. But trust me, once the deals start flowing there’ll be too many for you to take down on your own and that’s where your buyer’s list will become another profit center. So, this is important training to have to increase the $$ you will earn investing this way.
Financing
If you are utilizing syndication strategies the only time you’ll need financing is if you decide to buy the properties you’re syndicating without seller financing or if you want to let your equity partners fund the down payment and bring in new financing for the balance.
If you use a bank to finance it you will need to know what financing is best and what bankers look for on these types of deals.
Commercial Investing Training

OK–I’m curious, but as always full of questions:
1. Syndicates are organizations and partnerships governed by operating agreements, usually. What kind of syndicate is typical in Brad Wozny’s “6 Figure Syndicate” and how is it organized?
2. Does the “syndicate” have to comply with securities law?
If he answers these questions in the package, then I’m more inclined to look further. Does he? Thanks, Susan.
The three main ways that Brad teaches syndication are as a buyer, a financier and/or a wholesaler. Each syndication model is structured differently so the answer to #2 is you should always comply with securities laws no matter what you’re doing. I think the question is do you need to register your offering.
If you’re putting together an LLC to bring together equity investors as active members on a purchase then no but if you’re floating a PPM then yes.
