HedgeLender – Stock Loans for Real Estate Investors
If you find yourself unable to qualify for conventional financing because you are self-employed or own more than 4 properties, a HedgeLender stock loan may be the answer.
This ingenious program allows you to borrow up to 85% of the value of your free-trading (non-IRA) stocks on a limited recourse basis. That means that you participate in the upside – dividends, etc – but won’t have to deal with margin calls if the value of your stock decreases.
I recently got a call from a real estate developer who needs financing badly. A certain well-known bank (rhymes with “Smells”) reneged on funding the construction of two models and three spec homes for her 71-home subdivision. A new lender was willing to give her a construction loan but only if she had “pre-sold” some of the units. Her marketing team can’t presell the units until they have a model to show so she was in a classic catch-22.
During the course of our discussion, she happened to mention that she has about $400,000 in free-trading stocks. Problem solved! She can use the Hedge Loan to fund construction of two models so she can generate the presales she needs to fund the rest of her development.
This will also work for credit-challenged investors as there is no credit score requirement or income or employment requirement. So, if you’re tired of missing out on the opportunity that abounds and want to finally become a cash investor, CLICK HERE to find out more or submit an online application.

Great article Susan. Thank you. Most people I have talked to lately have lost so much in the market that their stocks are WAY down and they don’t have a lot left. It is the main reason they are looking to get into real estate. But I will start pitching this to see how it goes. Thanks again, -Paul
