The PMB Strengths and Weaknesses
Ok, I’ve poured through the course and here’s what I think its strengths and weaknesses are. Remember, this is just my opinion – yours may be different.
Strengths
Scripts
The first time I spoke to a private lender I was scared ***less. Seriously. I’m usually pretty confident but I was nervous because I didn’t know what to say. Problem solved with the Private Money Blueprint because included in this course are the actual scripts that Patrick has used to raise a ton of private money.
I say talk to the first few private lenders on the phone so you can use your scripts and they won’t know. Then when you get good, move on to face to face meetings. Practice makes perfect!
Templates
Once you get a private lender to say “YES” (and using the script you will), you have to fill out some documents. And again, going back to my experience, once the first guy said yes (his name was Rick), I was like, “What the heck do I send him?”
Looking back on this whole experience it’s pretty obvious that if I would have had some template docs already in place it would have saved me a ton of time and made me look a lot more professional that I did with Rick. All the documents you need are included in the course on a special disc right on the back of the front cover of the manual.
Some excellent templates you get include private lender welcome letters, referral letters, loan payoff letters, private loan offering template (cool!) and a sample promissory note template with key clauses.
No Stupid Luncheon
You know that *other* course on raising private money that tells you to invite a bunch of old guys to a luncheon? Not a good idea.
Here in Denver, SEC investigators regularly attend these solicitation luncheons and will issue a cease and desist if this is how you’re trying to raise money. Not cool. And I did a luncheon once and didn’t raise a single penny. They sure ate my food, though.
Now, Patrick is way more diplomatic than I am so he included a bonus training on luncheons if you want to do them. And make sure you do them *his* way so you stay out of hot water.
SEC Compliance Info
This is huge. The SEC is not something you want to mess with and every other private money course either leaves it out or they make you pay extra to get the info. And I mean a lot extra. In fact, I hate to keep picking on that other guy’s private lending course, but his SEC “bible” is sold separately for $1197! That’s more than twice what the entire Private Money Blueprint course costs.

Pooling Info With Templates
When I taught the module on pooling I talked about fractional notes, LLC’s and PPM’s. (Ahh, don’t ya just love all the acronyms in this business?). Well, a few days after I taught the module Trevor called me up and asked me to forward samples of all that stuff. At first I was like, “No way!” That stuff cost me thousands of dollars and took me years to get just right. In the end, Trevor totally convinced me that it was the right thing to do, so you’re welcome!

Weaknesses
Paying Back Your Private Lender
If there’s one area the Private Money Blueprint didn’t address fully, it’s what happens when you need to pay back the private loan. If you’re flipping the deal, make sure you have a long enough loan term in case it doesn’t get sold right away. And try to get payments deferred so you don’t have to make payments while it’s on the market.
If you’re planning to keep the property as a rental, take-out loans (refinances) are tough to come by and most private loans are short term loans. That means you have to have a take-out loan lined up ASAP.

Just able to listen to the interview/presentation you did with Brad Wozny and I am so happy to have that information and this resource. I know I will listen to the module again but having this resource is going to be great! I want to raise some fundds through a portfolio lender–my credit union. I am going to look for information as to how to best do this in your materials. I purchased an SEC Bible from the other group. Do you think I should keep it or return it? I have not “opened” it as yet.

I am a private person who just wants to borrow money from other private people (investors) to purchase cheap houses.
These investors will hold a first mortgage on the house that is valued at 2 to 4 times their investment they set the interest rate.
What do I need to do to borrow money legally when I send out letters and emails to persons who have loaned private money before?
I am not a large company and the loans I seek run $10 to 15,000. on each deal. Over the next two years I would not need more than 2 to300,000. with loans based at 10 to 15,000. each.
I am a one man operator and do not plan to hire any more employes.
Any help will be most appreciated.
